From the listing agent
A single-level ranch on a quiet cul-de-sac, set on a nearly 10,000 sq ft lot anchored by a mature coast live oak.
The updated kitchen opens to a vaulted family room, and sliding doors lead to a covered patio and a level, usable backyard.

The home's story
The House Beneath the Oak Tree
Twenty-eight years, two kids, and one very patient coast live oak.

Owner memories, in their own words. Stories are personal recollections, not verified property facts. Check the listing facts for details about the home. This demo story and its authors are fictional.
We bought this house in the summer of 1998 because of the tree. The kitchen was brown and the carpet was worse, but the oak was already old then, and its shade covered most of the yard by mid-afternoon.
Our kids grew up under it. So did half the kids on the cul-de-sac. It held a tire swing, then a reading hammock, then string lights for a graduation party. We're moving closer to our grandchildren now, and the tree is the hardest thing to leave.
Every birthday photo we own has that tree somewhere in the background.
Backyard
The Backyard That Became an Adventure
The first summer, Ray hung a tire swing from the lowest limb. By August there was a line of neighbor kids waiting for turns, and we started keeping popsicles in the garage freezer just for them.
Later the swing became a hammock, and the hammock became the place everyone went to read on weekend afternoons. The yard is flat and wide enough for a game of catch, and the oak keeps it cool when the rest of the street is baking.
“We never had to tell the kids to go play outside.”
The kids called the low branch 'the bench.' It still is.
Little things worth knowing
- The oak shades the patio from about 2 PM onward in summer
- Kitchen window looks straight out at the swing branch
- Raised beds by the side fence get full morning sun
- The cul-de-sac is quiet enough for chalk drawings to last a week

A letter to the next owner
To whoever lives here next,
Please be kind to the oak. An arborist comes every other spring; we're happy to share his number. The roots don't mind the lawn, but they don't like heavy equipment.
The neighbors on both sides are wonderful. If you see a kid in the yard looking for a ball, they're probably one of ours from twenty years ago, all grown up and visiting.
With love, Maria and Ray
